A 20x30 is the entry point into permanent metal buildings — 600 square feet, roughly the footprint of a generous two-car garage. It is the size people choose when they have outgrown a carport or a shed but do not have the lot, the budget, or the need for a full shop.

The 20-foot span is modest enough that framing is light and erection is straightforward, which keeps the total cost down. What it does not do is exempt you from engineering: a 600 SF permanent structure still needs a permit and, in nearly every jurisdiction, still needs stamped foundation drawings. Why Two 20x30 Quotes Can Be $20,000 Apart

Fixed costs dominate at this size. Six hundred square feet is small enough that the per-square-foot number looks alarming compared to a big building. Permit fees, delivery, mobilization, and engineering are close to constant regardless of footprint, so on a 20x30 they land hard on the unit cost. The total remains the lowest of any size we cover.

Consider whether the next size up is worth it. Because so much of the cost is fixed, stepping from 20x30 to 20x40 often adds far less than a third to the total while adding a third more space. If there is any chance you will want the room, price both before ordering — the regret at this size is almost always about buying too small.

Light-gauge versus red-iron matters here. At a 20-foot span, some suppliers offer cold-formed light-gauge framing at a lower price point than a traditional red-iron rigid frame. They are genuinely different products with different lifespans, different warranties, and different foundation reactions. Make sure you are comparing like with like when quotes come back far apart.

/ THE SLAB

Concrete for a 20x30 Slab

A 20x30 slab is 600 square feet with 100 linear feet of perimeter. At 4 inches the slab field is roughly 7.5 cubic yards; with thickened edges and footings most pours land around 10 to 11 cubic yards — a single truckload plus a bit, or comfortably one delivery with a small margin.

This is the one size where a monolithic thickened-edge slab is very often the whole foundation. Loads are low enough that separate spread footings frequently are not required, provided soil bearing is adequate and the thickened edge is sized and reinforced correctly.

Do not read that as permission to skip the design. The thickened edge still has to be dimensioned for the actual column reactions, still has to reach below frost depth, and still has to satisfy anchor bolt edge-distance requirements. A 12-inch turndown poured by habit is not the same as a turndown designed for your building's loads.

/ FOUNDATION ENGINEERING

What the Foundation Has to Do at 20x30

Uplift is the whole story at 600 square feet. This building weighs very little. In any moderate wind zone, the wind's attempt to lift the roof and pull the columns out of the ground will exceed the structure's own weight. The foundation is what keeps it there — and the required footing size is driven by how much dead weight and soil engagement it can supply, not by how much load it has to carry down.

Edge distance is the tightest constraint. On a small building with a thickened edge, anchor bolts sit close to the concrete edge almost by definition. ACI 318-19 breakout capacity falls off sharply as edge distance shrinks. This routinely governs the width of the turndown on a 20x30.

Frost heave outweighs bearing failure as a risk. The loads are light enough that soil bearing is rarely the limiting factor. Frost is. A footing that does not reach below the local frost line will lift the building in winter and drop it in spring, and the damage shows up in the sheeting and door alignment long before anyone looks at the concrete.
