Why Two 30x30 Quotes Can Be $20,000 Apart
Small buildings cost more per square foot. This surprises people who price a 30x30 after pricing a 40x60. Mobilization, permit fees, crane setup, delivery, and the engineering all cost roughly the same whether the building is 900 or 2,400 square feet — but on a 30x30 those fixed costs are spread across a third of the floor area. Expect a higher unit cost and a lower total.
Endwall framing is a bigger share of the kit. On a short building, both ends are endwalls. Endwall framing is different from interior rigid frames, and on a 30x30 you are buying proportionally more of it than on a longer building of the same width.
The door decision matters more here. A 30-foot wall does not leave much room for a large overhead door plus a man door plus structure between them. Get the opening layout settled before the frame is engineered — moving an opening after the fact means new jamb reinforcement and potentially a different load path into the foundation.
It is still a permitted structure. At 900 square feet you are well past the exemption threshold in essentially every jurisdiction, so plan on a full permit set including stamped foundation drawings.
Concrete for a 30x30 Slab
A 30x30 slab is 900 square feet with 120 linear feet of perimeter. At 4 inches the slab field is roughly 11 cubic yards; with thickened edges and footings most pours come in around 15 to 17 cubic yards, which is typically two truckloads.
The square footprint means a compact, efficient pour — a 900 SF slab can usually be placed and finished in a single morning by a small crew without a pump, provided the truck can get close.
Control joints on a square slab are straightforward: a simple grid dividing the 900 square feet into panels of roughly 12 to 15 feet on a side. Because the slab is nearly square, shrinkage is more uniform than on a long, narrow pour, which makes crack control easier here than on a 30x60.
Do not let the small size tempt you into a plain 4-inch pad with no footings. The clear span is still 30 feet, and the entire building load still concentrates at the column base plates.
What the Foundation Has to Do at 30x30
Few columns means high load per column. This is the counterintuitive part of a small building. A 30x30 may have only four to six columns total, and each one is collecting the load from a large tributary area. The individual footings are not necessarily small just because the building is.
Uplift is the dominant concern. A 900 SF building has very little dead weight. In any meaningful wind zone, the net uplift at the windward columns is likely to exceed the weight of the structure above, meaning the foundation is what keeps the building on the ground. Footing size here is frequently governed by uplift resistance rather than by bearing capacity — the opposite of what most people assume.
Edge distance is tight on a small slab. With a 30-foot span and thickened-edge construction, column base plates often sit close to the slab edge. ACI 318-19 anchor breakout checks are sensitive to edge distance, and this is the size where that check most often forces a wider thickened edge or a dedicated footing.
Frost depth still controls footing depth. A shallow footing in a cold climate will heave regardless of how small the building is.
